Mac: When you've downloaded and unzipped the application, right- (or control-) click, select 'Open', and click 'Open' again when a warning appears about the app being from an unidentified developer.
Windows: You can download AIR from Adobe.com. Once you have installed AIR, you can just open the Potlatch.air file. In due course I hope to provide a Windows executable which won't need you to install AIR first.
Linux: You will need to install Adobe AIR 2.6. You may find these links helpful:

Which AIR file? The standard AIR file uses GPU rendering. If you have problems with dashed lines and text appearance, you may want to switch to the CPU rendering version instead.
